Real Estate is local and the sky is not falling!

While the national media loves to make Real Estate a national issue it is not. What is going on Albuquerque is different than Phoenix or Austin or Orlando. Albuquerque has always been insulated from the highs and lows other markets see. Have we seen a slowdown? Absolutely, but years of a record setting pace a correction was expected and needed. Currently Albuquerque’s forecasted 3.5% appreciation has it listed as the 18th best appreciating market for 2008 in the U.S according to housing predictor.com

If you are currently renting and considering purchasing a home you are in a great position. Mortgage rates are low, prices are low and there plenty of eager sellers.

Mortgage programs are very much in flux so it is an absolute must that you get pre-qualified with a lender before you start to look, this way you know what you can comfortably afford and look in the proper range.

If you have a home to sell this market is still moving good homes. Buyers have lots of choices, so staging, curb appeal and pricing are very important. Price a good home right and it will sell. If you are looking to pad your wallet, you better have a lot to offer, or your home will sit. If you are purchasing a move up home and staying local the good news is what you may give up on the sale of your home you will make up on the purchase of your next home. Chances are if you have been in your home for a few years you can still make some money but not as much as you hoped but again you can make up for it on the purchase of your new home.
